    Default Renting, great news at our house today!

    We have been renting a house for the last 12 months from a friend of a friend who was transfered interstate for work.

    I sent her an email today to ask her what her plans were for the house as the lease is due to expire soon, we would love to stay here but were unsure if she would be returning from work etc etc.

    She called me straight back to say that she could never find other tenants that were as good as us and that she would love for us to stay, she won't be comming back anytime soon and the best part SHE WAS HAPPY TO KEEP THE RENT AT THE SAME PRICE!

    For those of you not in Australia the rental situation here is crazy, there are people lining up for each house and prices are through the roof, if she put this house through a real estate agen she could easily get at least an extra 60-70 dollars per week in rent. I have been loosing sleep this week thinking about what would happen if she wanted us to move out or realised how much the house was worth in rental income and asked for as much money as it was worth.

    we could buy something but with a very minimal deposit and it would have made me very uncomfortable, it would also not have been very pleasant to find another rental property there just arn't many around and the ones that are are more then we could afford. We spent all last year paying off all our debt in the hopes that we could spend all of this year saving a sizable deposit and now it looks as though that is what can happen.

    I am so gonig to go home tonight and trim our hedges and mow the lawn (they don't really need to be done yet) - but I feel like I need to take extra special care of the house now.

    Thanks guys I had to share with some one who would understand how great this is, I thought about calling my family but they are just not that interested (they are all property owners) and believe that we should be buying something, they just don't understand why we haven't.

    I keep trying to tell them that yes, we could buy somthing right now but that at the moment our ducks are not all lined up, I want far more then the $10K dposit we have at the moment

    I also want us married first.

    anyway this news is fantastic for us and means that we can stay and save.

    Funnily enough she has never been back to the house to make sure that we are keeping it ok so she is very trustworthy (we have had out mutual friend over so I guess taht they have given a good report though, we pay the rent on time and let her know when things break.

    It is so refreshing to me to find some one who values what they have instead of chasing something that will get more money but maybe not look after the house as well or pay on time.
