    Thanks everyone...all good points...will wait till DH is relaxed to discuss this further...probably won't be till Friday evening or Saturday now. He's full tilt with work and replacing that shower!

    Just a thought...if she is paying you essentially she is a renter. By watching HGTV and some of the improvement shows where the guy fixes over a space to rent, he mentions bringing things "up to code". Firewall, windows large enough for a basement for escape, heating, fire protection in the ceiling area etc. Will you have to look into that? Will your home insurance cover you in case something happens?? Sorry if this has been addressed, 5 pages and dial-up ~ not a good thing. (But frugal )

    Pinecone: this is a homestay situation. It's slightly different than a rental. In a homestay situation they pay you too. It's renting a room in a house, not a separate suite. If it was a separate suite, then yes, we'd need all those things. We actually have most of them, except a firewall between floors. Or maybe...hmm...don't know what our ceiling tiles are made from. My guess is not though if sound carries that well through them!

    In order to be considered a separate suite we would need to install a full size fridge, oven/stove, as well as a sink...none of which she has. In short, we'd have to add a kitchen. Plus there would have to be a door separating her suite from us, which there isn't. So this is not a suite rental. This is a room rental. Perfectly legit to do as is.

    ETA: Yes, our home insurance covers us for having her here. Good point. Glad you brought it up. She's only here for a few months though, and then she's off home to Korea.

    Try asking around the church for a small refrigerator and microwave. This way she can make something to eat or drink without bothering the two of you it is late or really early. If she is going to be working and going to school her schedule may end up being varied.

    Good that you were open with what you expected and wanted from a boarder. Still remember renting a room at a house. Luckily at the time my dad came along. One of the things the wife said was no drugs and heavy drinking. Which was fine with me since I just was not into that stuff. Having my dad there apparently made her feel ok about me.
