for sale by owner is not looking good for us!!
The contract that we put in and was accept is a for sale by owner. Here is the situation....I found this house and the man told me that if we put in a clean contract for 119k then he would pay our agent fees (we have a buyer broker agreement). Well, today this guy took the ratified contract to my agents office and asked where he got his comps from. He said he guess at the price and that is what he decided to sell it for!!! Can you believe that? Well, the house beside it only appraised for $119,000 and it's 3 bedroom/2 bath and has a garage. Ours is only 2bedroom/1 bath and no garage. And we are waiting on a VA appraisal. So my agent asked him if he would come down on the price (which he should) if the appraisal doesn't come in for $119,000. He said that he knows someone who will give him 115k right now for it. My agent told him that is beside the point now since we have a ratified contract. So he said he would worry about that when the time came.
Things are looking to hot for us and I'm a little worried!! Please keep us in your thoughts and prayers...I know I ask that a lot but I would really appreciate it and I'm hoping that only good things happen for us. Thanks!!

p.s. if it does't work out that emas it just isn't the "right" one and that right one is out there, even though it gets really frustrating.....

Daphne, I know it seems like it takes forever but, trust me, when the right one comes along you'll get it without even trying! That's what happened to us. We bought a home that appraised for $145,000.00 for $99,200.00 And it's a 4 bedroom 2 1/2 bath on 1 acre. Hon, it'll come and when it does, you'll be so relieved.

This whole buying of houses is like a cruel dance at times. Hang in there Daphne & think positive thoughts. It all works out somehow. This process is definately not painless but worth it all in the end.

Thanks ladies....I know it will all be worth in and I'm so thankful that Malcom's platoon let him stay here until next week (he was going to leave tomorrow) to help out with this!!
I have always been the type of person that feels things happen for a reason so I know we will get it if it's meant to be. It just can be a true headache sometimes but today I'm feeling better. Tomorrow morning Malcom is going for the home inspection at 9 - I can't go because of school tomorrow morning. After the home inspection we will order the VA appraisal. So we will see.
Ellise...I haven't gotten a package yet but I will let you know as soon as it gets here!

Thank you again everyone for being so supportive. I feel bad that I haven't been participating as much here because of being so busy but I'm asking all of this from you. You guys are great friends!!
