    Default Update on losing our home

    Forewarning: this may become long!

    Well we recieved a letter from our landlords lawyer yesterday. It said they terminated our lease as of January 1,2008, we have 30 days to vacate the premises and offered to let the trailors stay 60 days- 30 of them being rent free. I am so disgusted with them right now. It is in our lease that they can give 30 days notice- BUT I thought that he really enjoyed my DH enough (since he helped him with jobs throughout us living here!) that he would of forewarned him that it would only be a 30 day notice! I am just so disappointed in them!

    I talked to our private lender today as well. She told me to hurry up and put our home on the market, list it for higher than what we owe that way we would be able to negotiate the price lower to where hopefully we can get a couple hundred over what we owe her. I will be putting our home for sale on craigslist on Monday- that way we can try to pack up as possible. I am hoping that my grandparents will let us use their basement to store some of our things. If the craigslist gets no respose this upcoming week we are going to check into a few of those places that will buy your mobile home.

    Also, we did talk to our real estate agent yesterday. He had trouble finding the listing on the house on his computer and spoke to the agent that is selling the home. He forwarded his email to us and she said "seller is extremely motivated to sell. I hope you can sell it for us!". So we are going to try to "lowball" it as low as possible! As I type there is a mortgage broker checking over our credit (:surprise:- I am worried about that- we don't have the best credit) and she is going to see what kind of financing would be available to us. I am sitting on nails right now!

    As for where we are going to live- as of right now- me and the girls may stay with my mom and DH will stay with his parents. My moms house is really small, and in the same school district- very close to preschool for my youngest. DH's parents home is a lot bigger- yet in a different school district and too far to drive the girls to school/preschool (also we would have to pay $3,000 in order for my oldest to stay in the school district she goes to!).

    So that is the update- we will be seeing inside the home this upcoming week, we are trying to set up our mortgage "so to speak" so we can move quickly if we qualify. I also have 2 phone numbers of homes that are open to rent- the one has 2 rooms and I have yet to hear from the other person.

    Also- I wanted to thank everyone for their thoughts and prayers! That is so nice of you all!

    I hope all works out for you. At least you do have a plan of action. Do you think the home with the motivated seller would rent to own or lease with the option to buy? Good luck hope that you can sell your trailer I know around here trying to sell a trailer is like really hard to do no one wants them because they don't hold there value.     I have a dumb question. If the trailer can't be moved to a new park because it's so old, why would anybody buy it?

    well, I would think that someone with land would be more interested in buying it - that way, it could be moved onto private land and not into another 'park'

    but that's just my guess.

    We can't move it to any mobile home parks in our school district. However it can be moved into a different park out of our school district, where they do accept our year of mobile home (there is a court ordered custody agreement with my oldest child so I can't move out of the district).
