Dh got the teaching job in memphis
I have no clue how we're going to swing this, but it seems to be a great opportunity. Our expenses would be about $400 less per month. One or both of us would still have to get another job to make up the difference till we hammer out this debt, but the hours would be much better for that. Although I'm not fond of the idea (nothing personally against it so no offense to anyone) I found an apartment complex a mile away from the school he'd teach at. With one car, this would be perfect. We're working as fast as we can to finish our house to get it ready for whatever we're going to do with it. Our options seem to be sell it for what we owe on it because of the slumping market or rent it. A friend knows some people looking for a house to rent here and I'm going to place some ads if we finalize this. I know things will be tight and tough for a while, but they can't really get any worse than they are now
We might be able to consider buying down there in a year or two, but I want to get to know the area and get back on our feet. The housing market is much better and the values are increasing rather than decreasing like they are here. Please keep your fingers crossed that whatever is meant to be will be.

I'm SO glad he found a job in the field he wants! Good luck on the new and FRESH start and good idea on getting to know the area before thinking of buying.

Hey, think you'll miss those snow belt winters? LOLOLOL
You'll get through this with flying colors and be up and running full speed knocking out that debt before you know it.

Thanks KJ. He said he did get a message from your dh but the wages were definitely too low to consider at this point. Thank you so much for opening the idea up to us though. I really appreciate it.

Some things to think about.
Do you want to be a long distance landlord?
How would you handle it when the plumbing leaks?
How much would you have to rent it out for? Would this pay for the mortgage, taxes, insurance and for future problems i.e. the leaks, hot water heater etc.
How long would you want to hold onto it?
And remember if you pay a real estate agent, selling your house for what you owe is actually getting less than what you owe.

Congratulations on Dh's new job! I'm so happy for you and your family!
My concerns about the rental thing are the same as Ironmaiden's. Renting can still cost you a lot of money. There are repairs that my have to be made (and paid for by you). If renters move out at the end of their lease, can you carry the cost of the mortgage and such for a while if no one else is waiting in the wings to rent? Just some things to think about.

Thanks everyone for the well wishes. If we did rent out the house, we do have someone here to manage it, collect the rent, make repairs. Just about everything that could go wrong has gone wrong in the last two years so almost everything is brand new. I'm hoping to just sell it. We're not going through a realtor though. I had a couple of people contact me so hopefully something pans out. DH just got home to work on the kitchen and other repairs and start packing. It's official today
