American Home Shield Warranty?
We don't usually go for many extended warranties, but the flier for this did look interesting. Our home is 15 years old with aging appliances, and this warranty supposedly covers all repairs/replacements for $55? The monthly fee is $40. Anyone have experience with this company?

I have coverage with them for almost four years - since I bought my 20 year old house. Worth every penny. They are easy to deal with and the coverage has saved me a pile of money.

When we bought a house 10 years ago the sellers paid for a year's warranty. Our house was about 25 years old. After about six months the air conditioner broke, we paid the deductible (I think it was $35 back then) and they couldn't fix it. So AHS paid for and installed a new a/c for us. It sure was a good thing for us.
However, when we purchased the warranty ourselves and added pool coverage it didn't go so well. Our pool was not getting clean and we had two pool technicians come out (so two deductibles). AHS said that our problem (pool equipment to small for the size of our pool) wasn't covered.

We were comparing Home Warranties last year and decided not to purchase one. If you Google, you will find thousands of horror stories about these companies. Certain ones are worse than others and I think American was near the top baddies list.

We have had a warranty with them for over 4 years. Everytime we have had an issue they have been wonderful about sending someone out and getting the problem taken care of. Never had any issues with them and will continue to carry a policy with them for as long as possible. We have saved soooooo much money by using them.

The house before last we ask the seller to have insurance and the used AHS 1st winter the fan/blower went out on the furnace and they were wonderful about it as well.

We have never had an issue with AHS. It was really nice one time when our shower was dripping and we didn't need to worry about budgeting a plumber visit. The guy told me while what happened was a simple fix, it would have also been costly. You do need to make sure you upkeep your stuff though. I had an AC repairman tell me if you don't regularly change your filters and dust clogs up your AC unit, they won't cover you. So we use the three month filters and change them every two months.
It also helped when we had trouble with our AC dripping. And then we had them coming back repeatedly several times that year, but if you need them to come back within 30 days of the previous visit, you don't have to pay again. They did finally determine the leak (which meant water dripped constantly out the emergency pipe to the middle of our back porch) was a manufacturing defect, something else they won't fix. The last repairman tried to rig it to work but it still dripped. I ended up rigging the pipe to drain through the original pipe which was never full or blocked. Whatever was happening, was happening within the unit in the attic. But at least it only cost us $50 to figure all that out.

We have had them since we bought our house which will be 10 years this June. We have had many things replaced at a fraction of the cost it would have been. We did have an issue with them with our heat pump. They have been out every year since we bought the house twice a year. They would not replace it. They kept fixing it. The last time they were here, the people that were suppose to fix it totally screwed it up. They caused major damage to our ceilings. Had to have our homeowners cover it. We finally did get a different company out to fix the hack job the other company did. They ended up replacing the unit as it should have been replaced. Sometimes they are a pain to deal with. We had a backup with our septic. They do not cover anything at all with that. We did have our well pump replaced, but that was cause I added the extra coverage for it. Saved us lots of money. As long as anything is fixable, they will try and fix it before they replace anything. It has to be really bad for them to replace it. Here is a list of things that have been replaced with them since we have had them.
Hot water tank
garbage disposal twice
dishwasher
well pump
toilet
heat pump (they have been out at least 18 times)
And we had some electrical done
