    I would agree that most people would take the quick and easy fix but when the same problem keeps happening year after year it's time to fix it the right way. Otherwise what was a $4000 fix becomes a $10,000 fix.

    Anyway landlord came over about 10 am. He went over to the other apartment and snaked it and he thinks it is clear. He called DPW and they were out here for half an hour and now they're gone (they may have went to lunch I don't know). I don't know if it's at the street or in the line to the house. The landlord is still on the other side doing something. So, we shall see. Hoping it's fixed by tomorrow because we have 2 showings to go to.

    Oh do I NOT miss the Landlord HORROR stories. I must have had the Landlord from Hell! The stuff he and his wife would pull is unbelievable! I definetly know where you are coming from.

    I finally had enough and saved and moved out and bought my own house! There is NOTHING else like it in the world!!! And although you have to pay for things to be fixed at least you have the piece of mind and KNOW they will be done right and you won't have to re-visit the same problem over and over again because the Landlord is too cheap to fix anything correctly. But it will be a cold day in hell if they ever had to live like that. Yes, someone mentioned checking the laws - I would do that too and then file a complaint against him, and he can not retaliate against you (although he will think he can (all these landlords think they are Lawyers - let him, then sue him and move!

    "One and Done" as it goes in my book. Fix it once, fix it right the First time. Then you don't have to worry about it again. Afterall that is what one has an Emergency Fund (and if one does not have an EF, one should get on the ball of getting one) for isn't it?

    Hey, I'm on the same wavelength as far as the *right* way to do it. I'm just saying, him being a landlord isn't necessarily why he keeps doing the quick fix, and you and I are in the minority, I think. The quick fix that we can afford is the path I suspect most people would take in this situation - particularly with other costs on the way up. Short term thinking, and all that...

    Heck, being a landlord may be keeping him cash strapped.

    Or he could just be a cheapskate - honestly don't know.
    If you could kick in the pants the person responsible for your problems, you wouldn't be able to sit for a month.

    Did you know that a 4 year student paying $20,000/year who finances their education graduates with over $103,000 in debt to start? But a student who works and pays cash and takes 6 years to graduate ends with $6,300 in their pocket! So much for "getting a head start by financing!"

    I put one oz of yeast down my toilet every mouth. But then I live on a septic tank. The yeast really does help with the root trees.

    Most (not all) Landlords don't give a rat's behind how their tenants live. As long as the Landlord doesn't have to live in such conditions and as long as the Tenant's Rent is ON TIME is all they care about.

    Sadly you're probably right. I just can't tune into that kind of mindset. I've got almost 20k put into renovating these apartments, so far, because I can't stand the idea of renting out something I wouldn't live in m'self.
