Ok so I spoke with the loan agent and he informed me the realtor he sent my way is not able to do short sales...she is not qualified.She just told us we weren't eligible...what the heck?!?! He agreed to find me someone who was qualified! That is weeks wasted for my sister and a week for me!!

Oh yikes! I would definitely look for another realtor. That's utterly ridiculous...
I remember we had less than a month to look for a new house and basically we had four on paper that were awesome, but only one that was in good enough shape to warrant a quick sale. We had to look at the house, get the inspection done and make the sale before we had to be out of the residence we were in then.
It's nervewrecking and I can't even imagine how bad it is now to get a house, especially when people are selling them before they can be worked on for prospective buyers. My ex-fiancee bought his first house and it's in the worst condition, but he's willing to fix them up.
I hope it gets better before it gets worse.

Good news for us that I just had to share! We found THE house today! Now we couldn't just go and buy it as our home has not yet sold, but now we know that the home for us exists in the new area. Let me tell you about it:
It's in a small town that is about 10 miles from where our son lives in one direction and about 10 miles from where my parents and sibs live in another direction. There are 3 universities in the area, within a 10 mile drive where we could possibly look for adjunct positions.
The house is on a double lot with mature shade trees. It was built in 2006. It has 3 bedrooms, 2 1/2 baths, master suite, walk in closets (yes, plural), main floor laundry with new washer and dryer that stay, very large kitchen with new appliances that stay, lots of cabinets with roll out drawers and a pantry, large dining room, large living room, a library/den, gas fireplace, Pella thermal windows, 6 inch walls, 4 car attached garage, and another detached garage for one car (Hubby wants to make a workshop out of it), patio and firepit outside, and area for putting a hot tub on. 2400 sq. foot finished area. Asking price: $168,000. We've asked another person who is knows houses and construction to go look at it for us and give us an opinion. We were so excited! This is the first home we have seen there that really seems to fit us. We were so discouraged before......... mom23 --- Keep looking.... my neighbors looked every weekend for 5 months before they found a place they put an offer in on.
Housing is such a large and personal deceision to make, don't rush it.
