My house shopping trip...so disappointed
So I started looking actively with a realtor today....there is NOTHING!!! I am so discouraged.DH says be patient it'll be a LONG few months if I start freaking day 1.The problem is they are either short sales or have multiple bids since the banks want bidding wars...@$*h**es! We got a fixed FHA so we can't go short sale route which is MOST houses in my range.They say that the bids are going for $10,000-$20,000 over listed price.The good thing is they expect a huge number to be released within the next few weeks. I am just going to change realtors...I do not like the one the loan officer sent my way!

I haven't posted my whole drama (yet), but we went to CA to find a home last week. I bet we looked at 50 homes in the sacramento area, and no lie, we couldn;t find a thing either!! We don't have time for a short sale, so we are trying to buy on already owned by the bank.... we are on our third offer on our third house.....and we move in 3 weeks....can you say S-T-R-E-S-S????

Be patient is my advice. We looked at alot of homes that all looked good on paper and when you went to see them; horror stories.

I would follow your own advice and find a new realtor, if you don't like the one you have. A great realtor can make all the difference.

We put our house on the market recently and have had ONE looker. That's it. But when we went to look at houses in the area where we want to move, it was pitiful. The houses were in awful shape and would take thousands to fix them up. Yet they wanted a huge price for them. It was discouraging. We're going to look again next week.......

I probably looked at over a thousand homes online and physically looked at over 100 before we found a home in our price range and met our criteria. We had made offers on two homes that we were outbid on before we got our current house. I was getting pretty discouraged when I found this one.
THEN while we were waiting to close there was the rumor going around that our soon to be mortgage company was getting ready to go belly up right after we were scheduled to close. Everything was in order and I was able to convince the sellers to move up the closing date and they could stay in the house and finishing packing and loading the moving truck until the original closing date.
I was SO glad when we closed! From start to finish it was about 4 months. He was emotionally draining. I told my hubby we were going to DIE in this house.
Looking for a house is work! Good Luck and keep your chin up.

When your house is ready, you will know it. There is that pull in your gut that tells you. If a house appears that it is THE one and it doesn't happen, go with it. Over the years, I have learned that there is a reason why.
I agree with the other about finding a new agent as well. You have to be comfortable with that individual.

Why can't you buy a short sale?
Your FHA loan has to do with you borrowing money to buy the house. The short sale has to do with the current lender on the house accepting less than owed to close the mortgage.
What does one have to do with the other?If you could kick in the pants the person responsible for your problems, you wouldn't be able to sit for a month.
Did you know that a 4 year student paying $20,000/year who finances their education graduates with over $103,000 in debt to start? But a student who works and pays cash and takes 6 years to graduate ends with $6,300 in their pocket! So much for "getting a head start by financing!"

Ya know thats the same question I have!! The new realtor is MUCh brighter and was very helpful in the past. We actually used him on our last purchase as did my Mom. I expect to speak with him today. I am sure there is a reason he has received many awards in the realty business!!

I made an offer on a house that was in probate. Thankfully I just got a date of April 23rd that it will go before the judge. Only had to wait 5 weeks total for an answer.
But yes, get an experienced realtor. I'm using a friend who just got her license and has NO experience with short sales, probate, forclosues etc. Its been very frustrating when thats all that seems to be out there.Judy
