    I am very friendly with our neighbors - but they have taken a few months to warm up to us.

    Most of the people in our very suburban cul-de-sac have owned their home since the development was built about ten years ago - even the home we bought was owned by the daughter of the first owner on the street. We are a good 20-30 years younger than most of the neighbors are, and we brought their home values down when we bought (short sale).

    I'm sure we are a little louder than they would like, and I've gotten some awful looks when my future DH, DD and I are fixing up the yard and start throwing mud and play-fighting in the front yard like little kids - which is our way of getting anxiety out from stressful weeks. But I think as they have seen us fix up what used to be the embarrassment on the block they are starting to cozy up - even offering us to come over for a beer on Friday nights.

    To the OP: Give the guy a little while. For all you know he had to downsize from a great neighborhood like yours is and doesn't want to rekindle that kind of neighborly relationship that he spent years building. Kindness can be contagious. . . .

    I've said it before and I'll say it again; First, you get a mirror and then you hang or place it somewhere permanently and point it facing at their property. A mirror propped in a window facing their property, for example. It will reflect their "negativity" right back at them and shield you from it. Mirror doesn't have to be very big, either. It might be wise to carry a pocket mirror with you so that whenever you encounter the neighbor (or anyone who is a negative energy person) you can point it at them. They might think you are kooky or wonder what you are up to. Who cares? I hope it works for you.

    We like our neighbors. Other than the blatant racism from a few of them, we get along with them fine. Very friendly terms. We trade favors and stuff.

    The only problem we have is one neighbor has dogs and a cat that they let out without leashes, even though it's against the law here. The dogs poop in the boulevard in front of our house (and he only picks it up a couple times a week) and the cat poops in our back yard, which pisses me off. We choose not to have pets because we don't want animal crap everywhere.

    Handy Mom it probably wouldn't hurt to use a little fung shui in this situation, it is basically free that is if you have a mirror. They say to use the mirror on the side of your house if you live next door to a cemetary.
