We're finally selling our house!
This afternoon, we met with our realtor. It was a pretty long meeting, but we nailed out a contract and a price to list the house. Once it receives an MLS number, I'll share it with everyone.

How do I feel?
Pretty nervous. I haven't done this before. Well, the selling part anyways... but you get the jist. We went with our realtor from before because we felt the most comfortable with him. He brought us a Comparative Market Analysis folder, which tells us the comparables in the area and it gives us a good idea what our house should be listed as.
We picked Monday as the day to list the house because we have just a few more days before it's perfect. We're cleaning the carpets this weekend and touch-up paint jobs will be all day tomorrow. Tonight, I'm going through the basement and organizing everything and DH is going to hang curtains for me in the living room. We only have to address a few furniture issues in the living room, but other than that, the house is awesome.
The market's pretty stark right now. It's a buyer's market, which means that we may not get all of what we're asking. However, compared to what else is in the neighborhood, it's better than most.
I'm so excited!
Our proposed possession date is November 1st. We're expecting it to possibly go into December, but that's fine. As long as we get it on the market, we're ok.

The pictures are finally updating. The realtor told me today that he wasn't pleased with how the master bedroom ones turned out, so he's coming by tomorrow to take updated ones. Hopefully by then, the roof will be done and the bin will be gone.Wife to DH since 10/31/2002!

We had our first showing on Sunday. Today, we have an offer.

It'll be presented tonight at 6pm. The realtor's warned me that it's pretty low (at least $35k below our posting), so we'll see what we can do to sweeten the deal and get the buyer to go further up in price.
