    Default American Home Shield Warranty

    I KNOW this has been covered here before, but for the life of me, I can't find the old thread.

    My bank (Wamu) sent me information on a Home Warranty program. Anybody have/had one of these? Are they worth it?

    It's 30 dollars a month. Easily affordable, but will it pay for itself? Do they have anything like "pre-existing" conditions like health insurance?

    I have an AC system that will need replacing SOON, a close to 20 year old fridge, and am having some plumbing problems crop up occasionally.

    For 30 bucks a month, it seems to me that even if I only used it for the fridge, it would most likely pay for itself.

    What are your thoughts?

    We have one and renew it every year. So far we have had a well pump go out, our dishwasher, our hot water tank, our heat pump has been worked on every year for the 10 years we have lived here in both seasons. We finally got most of it replaced last year. Our garbage disposal twice, and even an electrical surge. Just the well pump alone has saved us over $2000. But, that is an extra add on. I swear by it, but the only problem is that you can not pick who you want to come and work on your problem. You have to go through their companies. We have been screwed over by one of the companies and had to had company number two fix the bad job company 1 did. They caused damage to our ceiling and we had to have our home owners fix it. That is a whole other story. I still stand by them because it does save lots of money if something goes wrong.

    We have ours and will continue to renew it yearly. We don't have the option to pay it monthly. Between our furnance and sump pump, it has MORE than paid for itself.

    The only problem I had was when our garbage disposal was broken, because it was 'non-emergency' it would have taken 2 weeks to send someone out to fix it. Well...that would have been 2 weeks time where food would be rotting in my gargbage disposal. YUCKY!

    I've never heard of this in our area....

    ~48 yr. old sahw, livin' it up in our empty nest, smack dab in the middle of everywhere.~

    Thanks, ladies. I think I'm going to go ahead and do it. Like I said, my AC and Fridge are both really old and will need (at least) work soon if not replacing.

    The paperwork Wamu sent said they don't exclude items for their age, so my ancient systems hopefully won't be an issue.

    AHS just improved coverages on their warranties as well. As a real estate agent, if the seller does not provide one for their purchaser I make sure the home closes with a basic one. Every home I have personally sold gets everything covered - septic, well pump, spa, frig, washer, dryer, heating. This keeps everyone at ease when something breaks.

    Well worth it!

    If you have a service company that you like, have them get in touch with AHS, our rep just told us they changed the timeframe of payment, within 30 days instead of 6-8 weeks, to the service providers so they can keep up with the calls.
