I'd still interview realtors. Tell them up front what you are doing - many are willing to sacrifice the hour to walk through the house, give suggestions, and a price point with and without repairs. We did this with our last sale after a previous bad experience. You get an impression of the agent and also they are more familiar with prices before and after repair - the repairs may not be absolutely necessary.

That is short notice, but maybe it would feel less overwhelming if you listed the things that need to be done and prioritize them in order of which ones would make the biggest difference in the least time? The more progress you see in the early stages would help you to gain momentum and perhaps get even more done. Good luck to you!

You are buying marketing when you hire a realtor. If you go forward with a deal with neighbor, you have no need for marketing.
Whether realtor or not, you'll still need an attorney.

So I sat down and made a list since I can't sleep... that's how bad it is now. This is what I have:
Paint:
Fence
Trim
Railings (outdoor)
Bedrooms
Bathrooms
Hallway
Ceiling
(The painting will take me a few days, but I can do it.)
Renovate:
Bathrooms (vanity, toilet, faucet, lighting, flooring, ceiling fan)
(The half bath will take us a day to do. The upper bath will take a couple of days.)
Replacement:
Furnace
Roof
Kitchen Countertop
(Furnace was quoted at $4300. Roof will be $3k. Countertop will be $600. None of these are things we have to do, but we do have to contact someone to do them.)
Installation:
Pantry Door
(The pantry door needs to be done and at the same time, the pantry itself needs to be painted.)
FIL is coming up this weekend, which is good. But ironically, I'm still freaking out big time. We've entertained the idea that we may not sell the house in time and as such, DH will have to stay with his parents until we do. I'd have to stay here until everything is done. It's a last-resort idea, though.Wife to DH since 10/31/2002!
