    Post Our house inspection was yesterday...

    Our home inspection was yesterday.  We'd never had one, so we really weren't sure what to expect.  What ended up happening was the couple who is buying our house came, and the four of us sat in the livingroom talking while the inspector guy did his thing.  It was kind of an odd situation, sitting there telling these people all about the neighboorhood and all, but, it was pleasant. 

    The inspector couldn't tell us anything at all-- he has to tell them, they tell their realtor, he tells our realtor, and then our realtor calls us.  That's so silly, but it's the way it has to go under the contract.  So we're hoping to hear back soon if there are any repairs that we need to do.   Does anyone know how long these things usually take?

    When the buyers had the inspection done on our house we just sold, the inspectors told us on the spot what they found and sent a copy of the report to our realtor the next day so we could see exactly how they wrote it up.

    Hope they don't try to rip you off like they did us! The inspection service our buyers hired brought along an additional person to check for termites and an additional a/c person. The a/c person was an idiot and tried to claim that our unit was barely functioning, had hardly any freon (sp?) and basically made it sound like we needed a brand new unit. The unit was less than 4 years old and still under warranty! As a result, we had to hire an a/c company to come and check it out and 'fix' it and provide a receipt for the buyers. Thankfully dh knows someone with an a/c company and we know he's honest. There wasn't anything wrong with the unit! But it cost us an extra $55 because the inspector's a/c guy did that (that's what we had to pay to get it 'fixed' - service call) and it had our buyers freaking out.

    Good luck with the inspection Amy. I've heard from a few people that they had the inspection reports within a couple of days.

    Our home inspection for the new home was done on Thursday, we got the report on Monday. Good luck!
