Default adding addition to mobile home

Has anybody in here done an addition to your mobile home?

Well, I reckon it isn't really an addition. Here's what we hope to do.

We want to build a house attached to the mobile (zoning law term 'addition') Put a roofover on the mobile (which will become our front porch) and then when the house is finished pull the mobile out and finish the porch.

I am having such a hard time with finding a suitable floor plan.

There is really only one place to make a transition from the mobile to the house and that is to cut a hole in the wall of my living room where the windows are. So the house has to match up with that hole for the front door.

That means that the front has to be totally flat, no popout windows or turrets or anything weird or structurally pretty.

I need 2 full baths on the 1st floor, the master BR and another BR on the first floor and stairs leading to an unfinished attic which we hope to finish later.

I searched thousands of floor plans online and am getting almost nowhere. It seems that most of the houses today are disjointed, or include no country kitchen with the master BR and BA on the 1st floor.

If the plans have an upstairs it is usually a two floor plan instead of a finished attic plan. Then they take and put the master BR upstairs.

Got any ideas??? I mean, we are getting this thing built for about 1/3 of what it costs as we have a friend who is a contracter and he has connections with the lumber companies and such.

He's pouring our slab and doing all of the tile work for free. Another friend has all of the heavy equipment. The exterior will be rough cut lumber and the roof will be tin.

They just built 2 houses for next to nothing. Spent $25,000 on a $160,000. home. Hubby has been helping them build it (not a lot of the heavier work but what he is able to do), so he knows they are telling the truth.

We are hoping to keep costs around around $10 to $15,000. and will probably come out with a house that would normally run around $75,000. if we had to pay somebody to do the labor for us and just went to the builders supply store and bought stuff that wasn't on sale.

I want this so badly....I'm just getting frustrated with all of the beautiful house plans that won't adapt to what we need to do.

Patches I don't have any great suggestions except that it might be worth the money to hire an architect for your project. That way your job will be proffesionally planned and won't leave you wishing you had done this or that..... Just a suggestion. Sorry I'm not more help.

Yeah, we are getting to that point....actually, the thought occurred to us the other night that we might be better off not building for us but building to resell. The profit from it would buy us a nicer peice of land in another county where they aren't so cotton pickin nit pickin about what you build on your own property.

Here, they want to seive everything with a fine toothed comb. Whoever heard of having to get a building permit to build a chicken coop?

Sigh, we were told after we put it up that we were supposed to.

Have you thought of looking at the floor plans for Modular homes.
They are usually layed out nice and have a basic flat outside.
You could use there layout to build by.
