    Question Realty/realtor question

    Ok so i do searches online for properties I am interested in and send them to my agent. I sent her a LONGGG list last night and she said she could check on 3 of them because they were on the local boards. The others weren't. I am wondering if anyone knows what that means/ Why cann't she see all properties? They are all in my area but maybe out of area realtors???

    she probably means that they are on the MLS (multiple listing service) and she can just sit on her butt at the computer and pull up all the info...

    as for the list you sent her it shouldn't make any difference whether she can get the info 'easily' or if she has to work a little harder to earn her commission...i personally would be offended by her remark as you will be paying her for her services when you choose a home.... if you can see the listings...she can see the listings...maybe she will have to actually pick up a telephone and dial it to get the info....coz it is not avbl thru her system..but none the less...it's her job....

    i would seriously be thinking about finding another realtor to handle your transaction because this says one thing to me...she will not go above and beyond to help you make a purchase...what happens when you are in negotiations with a seller... is she going to go the 'x-tra mile' for you or just say 'well this is how it is...'

    when we first started buying properties we worked with a realtor that i thought was a tad bit lazy...i felt like i was doing all the work and he was getting paid... i met another realtor (of a property that was representing the seller) at one of our closings...she and i hit it off immediately...and i 'fired' my current realtor and went on to buy 12 more houses from this person... she went above & beyond for me literally standing over the fax machine watching the new listings coming in from other offices (she did this for all her clients...that's why she is #1 around here)....anyway....she matched homes to clients and got on the horn immediately...(ex: a listing came over on a foreclosure that we lost out to the bank on at the sheriff's sale...the bank then listed it for 1/4 what they bought it back for..she saw the listing sheet...was at the sale with me...knew we lost it...called me immediately....we put an offer in for $500 over the asking price and i owned the property 15 mins later)... (by the end of the day there had been 6 other interested parties in the property but i had already bought it..there was even 2 parties that had contacted her asking if i would sell the property)....weehee.... that's the kind of agent you want on your side...

    i would tell her you want all the info on all the properties you provided her and see what happens...if she produces...well...take your chances...if she says she cannot or does not...i would be so outa there......

    I would think that most of the places you are looking at would be listed on the mls website, unless they were a private sale or something. When we were looking, we would email our realtor the ones we wanted more information on, and he would email us back the complete mls listing which always had more information about the place. Then we would decide whether it was something we were interested in looking at or not and he would set it up usually that day.

    Something sounds fishy. Maybe those 3 were the only ones that were also being sold by her realtor company? I don't know. If she can't provide you with more information about the places you want, then get rid of her. A realtor works for you! They are getting half of the commission on the house for just being the buyer's agent. Find someone else. I am sure there are TONS of realtors out there who would love to help you.

    Were to other properties FSBO? Sometimes they are harder to find info on quickly.

    It means your realtor is lazy. Unless a house is "for sale by owner, no realtors please" there isn't any reason your realtor should not be able to get info & a showing time for you. My sister is a broker, and she spewed her coffee when I told her what your realtor said to you.
