    Default Renting and foreclosure

    This is on behalf of a very close friend of mine. She is renting and has paid her rent on time. She opened a letter addressed to her landlord this morning and found out that she is being evicted June 2nd. She called her landlord and they are refusing to pay her the partial month of rent and her security deposit. She has no EF, so no money to use as a deposit for another location. They have a 3week old (and 3 other young children) so it will be hard for her to pack up all of their belongings in time as she is still recovering from her C-section.

    Is there anything she can do with the Constable to give her a few extra weeks? Who should she contact to get the money back from her rent and her deposit? She tried calling the bank that holds the loan. They are not working with her.

    She should not wait for any help from either the bank or the landlord, she should act NOW and find other avenues of help. Friends, relatives, the state or local agencies.
    I doubt she will get anything from the landlord or the bank.

    She may also be able to apply for some type of assistance even if she doesn't qualify for regular assistance (medicaid, food stamps or EF) she may qualify for help in this one situation. They may also be able to advocate for her.

    I would also suggest that she contact an attorney - there should be some listed among those links.

    This happened to my brother in Florida. He found out when the bank came to the door and told him he had five days to get out. He couldn't get his security deposit back or anything. I hope your friend has some friends and family to help her.

    I am so sorry to hear this. Can she, or you on her behalf, contact the local media and maybe get this story on the news? Maybe some benefactors in the local community will step up and help out if it gets enough publicity.

    Very sorry for your friend.

    I would also suggest checking with the Salvation Army and Red Cross....sometimes, especially with children involved they will do a 'one time' assist thing.
    Start looking for a place and talk to the next landlord about what happened and why it will be hard for her to pay everything up front. Many landlords will work with you for payments on deposit and if you are real lucky, the rent. Maybe agree to pay a certain amt. out of each paycheck.

    Also if she is a church member tell her to ask the church for help. In my experience you get quicker help from them.

    Try the United Way; I know in our local area they have raised funds just for this type of situation.

    I live in NY and there are programs funded by HUD that should be able to help. If she has an eviction notice in NY State at least that is considered homeless. I wish her luck, that's horrible to have happen.

    Can she get a letter from her present landlord stating that she has always paid her rent on time and in full for the period she lived there? It may help her get a new home without a down payment.
