Tankless water heaters have sensors that tell them how much flow they have, they need a certain amt. of pressure to work. We have iron oxide particulate in our water, a lot of it. About once a month we need to flush the water heater system out to keep the build up down and thereby keeping the pressure up.

Since our water tank is 35 years old, it's come down to needing to be replaced. We had somebody look at it when we purchased the house, and he said we'd be lucky it lasted for six months. I really can't believe the tank lasted that long, but apparently the people who lived in the house prior took very good care of it.
