Ways to Increase Your Property Value

There is a great amount of pride associated with homeownership. From the small bungalow to the sprawling ranch, that property is where you can build a lot of memories. It’s also a smart investment. Just as you should consider putting your savings to work in a money market fund, you can also take proactive steps that could increase the value of your home. Here are some of the ways you can increase that value:

Get a New Inspection

When you first moved into your home, it went through a thorough inspection. That let you see all the problems that needed fixing. Hopefully, they were all taken care of and you got to shave money off the final price. However, years later your home could be showing its age. The first step to home improvement is to find out what’s wrong with the home. Having another inspection can reveal potential problems with termites, a leaky roof or cracked foundation. Before you make any cosmetic fixes, those problems should be taken care of.

Clear Out the Clutter

To get an accurate assessment of your home’s value, you’ll want to bring in a professional appraiser. As they take a tour of your home, you could lose points by having clutter piled up throughout the property. Renting a dumpster or hiring a professional junk-hauling service can have years of accumulated rubbish gone in a day. Once your property is cleared of excess junk, you’ll be ready for cosmetic upgrades. It’s always best to start with a clean canvas!

Bust Out the Paint

The quickest and often most affordable way to increase your property value is by painting your home’s exterior and interior. This is a chance to give your tired-looking rooms a much-needed makeover. Take the time to explore a variety of color options beyond the eggshell white. If you don’t want to spend the time or money with the exterior paint job, then you could opt for a complete power-washing. You’ll be amazed at how you can transform your home with some intense scrubbing.

Spruce up the Curb Appeal

Along with that power-washing of the exterior, you can do a lot more things with your curb appeal that will increase your property values. Start with the garage doors. Redesigning those doors can anchor a whole new look for your home, and can give you an 83.7% increase in return on your value.  Once that is complete, you can move onto the landscaping. Again, minor touches like colorful plants and new shrubs will make your home look like a designer showplace.

Big Remodel

Even after all the steps mentioned above have been completed, you might still need to take on the big kitchen remodel. A dated kitchen is always a drawback to a home’s value. Ironically, you might want to take out a home equity loan to finance your kitchen remodel.

Even if you’re not going to sell, you can still reap rewards from making improvements around the homestead. Time to get house proud again.
